Terms and conditions.

The terms that apply when you book an inspection with us.

1. Who we are

Rugby Snagging Co Ltd, registered in England and Wales, company number 17375058, registered office 2b Daventry Road, Kilsby, Rugby, CV23 8XF. You can reach us at info@rugbysnagging.co.uk or on 07436 327481. In these terms, "we", "us" and "our" mean Rugby Snagging Co., and "you" means the person booking the inspection.

2. These terms

These terms apply to every inspection we carry out. By booking, you accept them. Nothing here affects your statutory rights under the Consumer Rights Act 2015 or the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

3. What we provide

We carry out independent new build snagging inspections at three levels: Essential, Complete and Managed. What each level includes is set out on our services and pricing pages. Prices are published by bedroom count and include the full photographic report. Unusual properties are quoted separately before you book.

4. Booking and payment

We confirm every booking in writing by email, with the date, the level of inspection and the price.

Payment is due in full 48 hours before the inspection. We will send you a payment request in good time.

If you book less than 48 hours before the inspection date, payment is due at the point of booking.

If payment has not reached us 48 hours before the inspection, we may release the slot to another customer.

5. Access to the property

We need safe access to the whole property, including the loft, the garage and the grounds. Please make sure keys, codes or a key safe are available to us, and that power and water are on where possible, so that we can test what needs testing.

You do not need to be present while we work.

If we arrive and cannot get in, or the property is unsafe or not far enough along to inspect, that counts as an abortive visit and our cancellation policy applies.

Drone roof surveys depend on the weather, the airspace and the permissions in force on the day. If we cannot fly safely or lawfully, we will rebook that part of the survey or refund the difference between your level and the level below.

6. What the inspection is, and what it is not

Our inspection is a non-destructive visual inspection of your home, assessed against NHBC standards, your housebuilder's published tolerances and the Building Regulations where they apply.

We do not lift finishes, open up ceilings or walls, move heavy furniture, test concealed services or carry out structural calculations.

It is not a RICS Home Survey, a HomeBuyer Report, a structural survey, a valuation, or a gas or electrical safety certificate. If you need one of those, we will happily point you to someone who does them.

Anything we cannot reasonably reach on the day is excluded, and we say so in the report.

The report records the condition of the property on the day we inspect it.

7. Your report

We aim to deliver your photographic, severity-rated PDF report within 24 hours of the inspection.

The report is for you, to raise defects with your developer. You are free to share it with your developer, your solicitor, your warranty provider and your lender.

Copyright in the report and the photographs stays with us. You have our permission to use it for the purposes above. It may not be published commercially, and no third party buying the property may rely on it, without our written agreement.

8. The Managed level

At Managed level we return once your developer confirms the works are complete, check every item off and confirm in writing what was actually fixed, and we liaise with your site team on your behalf. The re-inspection must take place within 12 months of the original inspection. In practice most re-inspections happen as soon as your developer confirms the works are complete, and the 12 month window is the outer limit rather than the target.

We are not your legal representative and we cannot compel a developer to do anything. What we provide is independent evidence and persistence.

9. Our liability

We hold professional indemnity and public liability insurance. Details of the cover are available on request.

We are responsible for loss you suffer as a direct result of our failing to carry out the inspection with reasonable care and skill, up to the limit of our professional indemnity cover.

We are not responsible for defects that were not reasonably visible on the day, for anything outside the agreed scope of the inspection, or for how your developer behaves afterwards.

We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded.

10. SnagCoach

SnagCoach is a self-guided snagging workbook sold by us online. When you buy it, you get a licence for one household to use it for one property. You may not share, copy or resell it.

SnagCoach is a guide to help you inspect your own home. It isn't a survey, a structural report, an electrical or gas safety test, or legal advice, and using it doesn't mean Rugby Snagging Co. has inspected your home. A socket tester, tissue test or thermometer reading gives an indication only. Whether an item is accepted as a defect is decided by your developer, your warranty provider or the Ombudsman, applying the standards to your home. Follow the safety guidance at all times. Information is correct as of September 2026; standards and the Code are updated from time to time.

There are two editions. Self-guided gives you every guide and check, photos and notes, your snag list as a PDF and a private share link, and due-date tracking. With expert support adds help from our inspectors.

Expert support is by WhatsApp for 90 days from the date you buy. We aim to reply within one working day. Support covers the SnagCoach checks and your developer's responses to your snag list.

Refunds work as set out in our cancellation policy.

Our liability to you for SnagCoach is limited to the price you paid, except where the law does not allow us to limit it.

SnagCoach is sold to UK residents only.

11. Complaints

If something has gone wrong, email info@rugbysnagging.co.uk. We will acknowledge your complaint within 2 working days and respond in full within 10 working days.

12. General

We may update these terms from time to time. The version that applies to your booking is the one published when you booked.

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
