How SnagCoach works

  1. 01

    Read the four short guides first.

    Your dates and rights, the kit list, staying safe, and how to judge like a pro. Fifteen minutes here will save you arguments later.

  2. 02

    Start with the handover pack, then go outside.

    Check the paperwork, then work round the outside of the house while it's light.

  3. 03

    Work through the house from the top down.

    Loft hatch and upstairs rooms first, downstairs next, garage last. Put the heating and hot water on and run the taps and fans early so leaks have time to show.

  4. 04

    Mark every check.

    OK, Snag or N/A. For each snag, say exactly where it is and take a wide photo and a close-up.

  5. 05

    Send one clear list.

    Your snag list builds itself as you go. Print it or copy it into an email to your developer, ideally within 14 days of moving in.

  6. 06

    Track the fixes.

    Mark each snag as reported and fixed. SnagCoach shows when the developer should have resolved it.

Safety

Stairs: every step the same

How to check
Measure the height (rise) of every step and the depth (going) of every tread. Write them down. Check the top and bottom steps too, after floor finishes.
What good looks like
Rise 150–220mm and going 220–300mm, pitch no steeper than 42°, and every step in a flight the same. Floor finishes may reduce the bottom rise by up to 12mm.

Walls: marks, joints and blemishes

How to check
Stand 2m back in daylight with wall lights and uplighters off. Look for visible plasterboard joints or tape, screw or nail pops, dents, rough patches, and gaps around sockets and switch plates. Don't shine a torch across the wall: that exaggerates every ripple and isn't how the standard is judged.
What good looks like
Board joints and jointing tape shouldn't be readily visible, and there should be no gaps between fittings and the wall. Small texture differences around light fittings are acceptable.
